A gathering place. Though this Southern Living plan was built in 2010, it still looks and smells new inside thanks to our fantastic housekeepers.
Before the description of this exceptional guesthouse, to clarify, the Guesthouse is rented as one unit. If someone books the downstairs KING suite only, because the upstairs suites are not needed, the upstairs suites cannot be NOT booked to anyone else and are not included in the cost.
If someone only needs one of the upstairs QUEEN bedrooms in addition to the KING bedroom (every bedroom has a private full bathroom with air-whirlpool tub and shower) then just the king and one queen would be charged and the other would not be charged. If someone needs the whole house, then that is charged accordingly. A base price for the downstairs and a very reasonable price for each additional queen bedroom. We hope that brings some clarity to renting out the Guesthouse. (Reiterated below)
There is a charming front pillared porch with porch swing and rocking chair seating.
The private deck across the back has a gas grill and tables and chairs for private dining. That's just the outside. To the right of the guesthouse are Adirondack chairs and a firepit.
Stepping inside, there is a spacious Great Room with hardwood floors, floor-to-ceiling stone fireplace w/gas logs and custom bookshelves. The large flat-screen HD satellite TV also has a VCR/DVD. A fully equipped kitchen and lovely breakfast room with an incredible view of the sunrise across the acres! Custom drapes throughout. Italian leather sofa and matching large roomy easy chairs. 3.5 bedrooms. 3.5 baths. Office.

Up the stairs are 2 lovely appointed queen bedrooms, both w/private baths w/air whirlpool tubs and shower combo. Professional but warm decor throughout. Separate Office/Sitting room with a built-in twin bed; original framed photos of Kentucky Derby winners. Breakfast is a few steps away at the main house. Very private - ideal for honeymooners, anniversaries, families, those Keeneland bound, or for individuals who just want to get away from it all! Your home away from home...only better... because...of a gourmet breakfast and meticulous cleaning is done for you.
The booking options are: For occupancy of 1 or 2 people in the downstairs King Bedroom/master bathroom.
